The UK's 3.1 million hectares of woodland forests are made up of a wide range of woodland types, ages and sizes. Valuation of woodlands involves a wide range of factors, some of which are of a specialist nature, and there is a lack of published market evidence.

The main factors that affect market value and the valuation process and approaches to woodland valuation are outlined in this section.
