Ending the tenancy in England

On 1 May 2026, the Renters’ Rights Act 2025 came into force and changed the landscape of private renting in England, strengthening the rights of tenants in the private rented sector and bringing in new responsibilities for landlords and letting agents.

Tenants with an assured periodic tenancy (APT) cannot be forced to leave their property unless ordered by the court to give up possession or where the tenant has chosen to end the tenancy by serving a valid notice to quit. 

This section details the procedures that can be used to regain possession of a privately rented property in England after 1 May 2026. It applies to private rented APTs and not tenancies relating to housing associations, student halls or where a tenant may be living with their landlord.
