A leaky lead water main, laid on the oversite beneath a kitchen suspended timber floor, hydrated the under-floor area. Previous owners had built up the external path and patio, raised ground levels, blocked perimeter wall subfloor air vents, and bridged the horizontal physical DPC in the walls. This created an ideal environment for dry rot, which proliferated, causing widespread damage and the eventual collapse of the timber floor.
