Summary

The claimants, who were about to purchase a bungalow, asked a local estate agent to advise them as to whether the asking price was about right, in view of local market conditions. The agent confirmed that the price was appropriate, but failed to point out that, because of the ground on which the property was built, it might prove difficult to resell. It was held that this omission did not make the agent guilty of negligence, since he had satisfactorily provided the limited service that had been requested.
