Summary

This is a break clause case that reiterates the requirement that all conditions must be completely satisfied where a tenant seeks to use the break clause to trigger lease termination. In this case the tenant gave notice to terminate their lease, which would otherwise have had 10 years left to run. However, because the tenant failed to comply with a lease requirement which specified that the break notice must be stated to be given under section 24(2) of the Landlord and Tenant Act 1954, the notice was deemed invalid.
