Building defects database - Flue: balanced flue terminal

Record details

Figure 4.34 This is a balanced flue terminal that serves a wall mounted, room sealed, gas fired central heating boiler located in the kitchen of a house. The boiler is at least 25 years old and it has a natural draught flue. Using Part J of the Building Regulations, this terminal should be at least 400mm from the window and 300mm from the PVC waste pipe above. It fails on both counts. I asked the owner when the boiler was last serviced; he could not remember. Condition rating 3, further investigation, do not use until it has been inspected and warn the client the maintenance costs may be high and they may need to replace the appliance soon.
