Summary

The requirement in ground (d) that the landlord has offered alternative accommodation is satisfied by an offer of accommodation before the issue is joined in the claim, namely before the landlord files his defence in the court. On the facts, an offer of alternative accommodation was made in the letter under cover of which the section 25 notice was served. This was held to comply with the requirements of section 30(1)(d).

The alternative accommodation does not have to mirror exactly the existing accommodation. Accommodation on the second floor was suitable as an alternative to existing ground floor accommodation.
