Summary

It is well known that an assignee of the tenant's interest will be liable to the landlord for the 'tenant' covenants for so long as it remains in the position of tenant (i.e. until any further assignment). Leases often require assignees to enter into direct covenants with the landlord agreeing to comply with the obligations in the lease for the remainder of its term thereby putting the assignee into the same 'contractual' position as the original tenant.
