In such a case where the original gold leaf decorated mouldings could have been replaced by gold painted ones, the court accepted the tenant's contentions that for the reinstatement obligation to be met in circumstances where the gold leaf mouldings were important to its use of the property, the gold painted mouldings were unacceptable.
