The user clause in the current lease restricted use to that of a club unless the landlord consented to any other use, such consent not to be unreasonably refused. There was scope for the premises to be used as offices. The tenant only wished to use the premises as a club and sought to remove the proviso so as to reduce the rental payable on renewal. The court refused to remove the proviso merely to enable the tenant to obtain a rental advantage.
