The bottom edge of the cavity tray stops short of the outer face of brickwork. Sealed weepholes and the incomplete link to the flashing prevent or at least restrict water drainage from the cavity, which then is free to pass under the tray to the inside.
Exposure works are sometimes the only means of determining the full extent of problems that originate from the time of construction. If a cavity tray is to function correctly it needs to be installed properly and good practice must then be maintained during the following construction stages.
