Vivid stain patterns on a cavity wall soaked from blocked rainwater pipes above. The intensity of the staining shows that the problem is long-standing, though possibly concealed for part of the year by plant growth on the wall surface. The outer leaf of brickwork will be saturated and moisture would have travelled across any bridges within the cavity so is the internal face of the wall affected?
(a) An overflow pipe caked with limescale deposits. This indicates long-term leakage, confirmed by the surrounding staining and the extent of dampness in the adjacent wall, see image (b) below.
(b) Water dripping from the overflow pipe in image (a) above was soaking into the adjacent brickwork and spreading out laterally along the first course of bricks above the DPC.
Wet staining can be seen on the front elevation near the right end of the lower guttering run.
Dark colouration to front elevation.
The staining suggests this hopper is blocked and overflowing. The rainwater falling onto the wall has almost certainly caused dampness internally.
