Property and safety standards

There is a significant amount of legislation that landlords and agents must comply with in respect of safety and standards at a rented property. Unsurprisingly, local authorities take such compliance seriously and as penalties for breach are largely criminal – and can include imprisonment in serious cases – it is important that you are fully aware of the obligations and make sure your clients are in full compliance. This section sets out some of the most important safety regulations and looks at the standards that a landlord must maintain in a rented property. The Housing Health and Safety Rating System and the related powers given to local authorities by the Housing Act 2004 are discussed in detail.
