Equality and social inclusion

Over the last 40 years legislating against discrimination in the UK has been an important part of trying to make society more equal. However, the legislation is complex and, despite the progress being made, inequality and discrimination persist.

For surveyors, it is important that the basics are understood, otherwise they could leave themselves open to legal action where clients have been misinformed or provided with incorrect advice. Surveyors also need to be careful about the extent of advice given, bearing in mind that they are surveyors and not lawyers.

This section covers this complex legislation together with its supporting regulations and orders including advice on 'reasonableness'. It includes an overview of the Equality Act 2010 with guidance on practical application; associated subject matters such as dilapidations and landlord and tenant; advising clients on the Act; and topical issues, such as Access Statements and landlord responsibilities for common parts.
